500 acres of planned community developed for the pleasure of our residents while protecting the environment. Three Brooks offers miles of lake frontage, big lakes, sand beaches, beautiful forest, beaver dams, streams, ponds, marshes, an abundance of wildlife and plant life, hiking trails, a big sky, incredible sunsets and, of course... three brooks.

The Brooks

Three Brooks is named after Three Brooks Cove. Two of our brooks flow in from Five Island Lake Run while the third brook flows from Holland Marsh Lake and Black Duck Pond. These brooks are unusual and possibly unique to the area. They are pure undamaged glacial streams. The glacial stream beds are composed of granite rock boulders, smoothed and shaped over thousands of years, creating natural retention ponds that filter out silt and slow the stream's wash. During the summer months our brooks "go underground" and become "hidden rivers." In August you can walk along the stream bed, but below your feet you can see and hear the water flowing. Fish navigate through the rocks, under the stream bed, even in dry summer months.

Nature Reserves

Three Brooks has 200 acres in "Nature Reserves" for the preservation of the natural ecology and the enjoyment of residents. Included in the Nature Reserves are all the land bordering the brooks and ponds. These areas give Three Brooks its ecological richness and will never be developed; they are protected by the Protective Covenants. There are miles of connecting footpaths through the diverse forests that wind along the brooks, stillwaters and marshlands.

Lakes and Beaches

Hubley Big Lake is one of the finest fishing lakes in Nova Scotia, especially for large trout. Although the lake is large, waterskiing and powerboats are not practical. The water depth is generally shallow not exceeding 20 feet. It is ideal for small sailboats, paddleboats, windsurfing and canoeing. Winds tend to be from the south creating wave actions towards Three Brooks. This wave action has resulted in the creation of a sparkling-pure white-sand, crescent-shaped beach. This 500 foot long beach is perfect for toddlers and young children. The water deepens gradually and is only about five feet deep 200 feet from shore. Five Island Lake is the second major lake that borders Three Brooks. Residents of Three Brooks may only use electric powered motors on the lakes to minimize noise pollution and maintain the purity of the water.

The Roads

Both public and private roads service Three Brooks. Big Hubley Lake Road, which is a public road, leads into the community. Three Brooks Drive and White Sand Court are also public roads built to regulation width and maintained by the province. The remaining roads are private and maintained by the residents of Three Brooks. The private roads are narrow by design, carefully constructed to minimize the disturbance to the environment and maximize the beauty of the community.

Protective Covenants

This community has been created and maintained with the ecology in mind. The Protective Covenants of Three Brooks are designed to protect property values; to preserve and enhance the special lifestyle offered in Three Brooks; and to preserve the natural environment for the enjoyment of everyone. They govern each new owner upon the transfer of title to each property and they protect all of the lands including all properties and all Nature Reserves. All purchases of properties in Three Brooks will be required to become members of the Three Brooks Home Owners Association (TBHOA). The TBHOA administers community recreational activities and the maintenance and operation of common facilities including its private roads and the administration of the Protective Covenants.
